Rehab Phases Graphic shows the following steps: Phase 1, Intake and award. Phase 2, Inspection & Scope of Work Development, Phase 3, Contractor bidding, Phase 4, Agreements and Notice to Proceed, Phase 5, Construction Progress and Draw Requests, Phase 6, Final Inspection and Closeout.

 

Owner-Occupied Rehabilitation

  • We handle the entire scope of work for your home, developed by St. Johns Housing Partnership. Homeowners do not decide the work details.

Roof Replacement

  • Available for roofs with less than 6 years of life or if insurance requires replacement. Leaking roofs are eligible, but leaks are not required.

Senior Barrier-Free Home Modification

  • For homeowners aged 60+, to help prepare homes for aging in place. Priority is given to those on the waitlist referred by Flagler County Senior Services.

    Steps to purchasing a home. 1. Take a HUD Certified 1st time home buyer's course. 2. Prepare financially by improving credit score and income. 3. Get a loan pre-approval. 4. Submit an application and required documents. 5. Begin house hunting and enter a purchase contract. 6. Get the home appraisal, inspection, and complete the application for your primary loan. 7. Close on the home.

    Before You Apply

    1. Improve Your Credit
      Aim for a credit score above 630.

    2. Save for Expenses
      Set aside funds for out-of-pocket pre-purchase costs.

    3. Increase Your Income
      Ensure your income is sufficient to qualify for a loan.

    4. Take the 1st Time Home Buyer’s Class
      Complete the course to be well-prepared.

    Income Requirements

    • You must meet income eligibility and have enough income for loan pre-approval. This is not an emergency housing program.
    • Housing Choice Voucher holders converting to homeownership vouchers may find this program beneficial.

    About Mobile Homes & Alternative Housing

    • Primary financing may not be available for unconventional structures.
    • Mobile or manufactured homes must be less than 5 years old and located on real property.
    • SHIP funds are disbursed at the final closing of an eligible home. We cannot assist with land purchases or pre-construction loans.

    • Ensure your credit score is above 630.
